1. Acceptance of These Terms
These Terms and Conditions (“Terms”) govern your access to shutsafehomekit.com and any related pages, content, communications, products, and services operated by AZ Home Watch and Services LLC (“Company,” “ShutSafe,” “we,” “us,” or “our”). By accessing the website, creating an account, submitting information, or purchasing a product, you agree to these Terms and the policies incorporated into them. If you do not agree, do not use the website or purchase our products.
2. Eligibility
You must be at least 18 years old and legally capable of entering a binding agreement to place an order. By purchasing, you represent that the information you provide is accurate and that you are authorized to use the selected payment method.
3. Product Purpose
ShutSafe Home Kit is an organizational and informational product intended to help users record and identify the general locations of home systems, shutoffs, controls, resets, and service points. It is not an emergency-response service, home inspection, safety certification, utility-location service, repair service, or substitute for licensed professional advice. The Product and Safety Disclaimer is incorporated into these Terms.
4. Product Information and Availability
We attempt to describe products accurately, but colors, dimensions, finishes, components, packaging, and appearance may vary slightly from photographs or descriptions. We may modify, discontinue, limit, or refuse the sale of products at any time. Product availability is not guaranteed.
5. Orders and Acceptance
An order confirmation acknowledges that we received your order; it does not guarantee acceptance. We may reject or cancel an order because of inventory limitations, pricing or description errors, suspected fraud, payment problems, shipping restrictions, or other legitimate business reasons. If we cancel an order after payment, we will refund the amount charged for the canceled item.
6. Pricing, Taxes, and Payment
Prices are shown in U.S. dollars unless stated otherwise. Applicable taxes, shipping, and other charges will be displayed before completion of purchase when practicable. You authorize us and our payment processors to charge the payment method submitted for your order. We may correct an obvious pricing error before shipment and will give you the opportunity to accept the corrected price or cancel for a refund.
7. Preorders
A preorder reserves a product that is not yet ready to ship. Estimated shipment dates are good-faith estimates, not guarantees. If shipment will be delayed beyond the promised period, we will provide notice and any cancellation or refund options required by applicable law. Additional preorder terms appearing on the product page are incorporated into these Terms.
8. Shipping and Delivery
Shipping is governed by our Shipping and Preorder Policy. Risk of loss and title pass to you when the order is delivered to the address provided, except where applicable law requires otherwise. You are responsible for providing a complete and accurate delivery address and promptly reporting delivery problems.
9. Returns and Refunds
Returns and refunds are governed by our Refund and Return Policy. Unless a separate written offer states otherwise, return eligibility does not include damage caused by installation, writing or marking, misuse, modification, improper storage, ordinary wear, or failure to follow instructions.
10. Limited Warranty
Eligible products are covered only by the express Limited Warranty published on the website. To the fullest extent permitted by law, no employee, reseller, advertisement, or other communication creates a warranty unless it is expressly included in the written Limited Warranty or required by law.

You are responsible for confirming that every location, description, label, photograph, QR-linked entry, and other home detail recorded through or on the product is accurate, current, readable, and safe to access. Do not operate a valve, breaker, disconnect, gas control, electrical device, utility component, or other home system unless you are authorized, understand the consequences, and can do so safely. Contact emergency services, the relevant utility, or a licensed professional when appropriate.
12. Accounts, Forms, Photos, and User Content
If the website permits you to upload photographs, descriptions, property identifiers, or other content (“User Content”), you retain ownership of your User Content. You grant us a limited license to host, process, reproduce, and display it solely as needed to provide, secure, support, and improve the requested service. You represent that you have the right to submit the content and that it does not violate another person’s privacy, intellectual-property, or other rights. Do not upload Social Security numbers, financial account information, alarm codes, door codes, passwords, precise descriptions of valuables, or other information that could create a security risk.
13. Prohibited Uses
You may not misuse the website; interfere with its security; attempt unauthorized access; scrape or copy content through automated means except as permitted by law; submit malicious code; impersonate another person; use the website for unlawful, deceptive, or infringing activity; or resell, reproduce, or create derivative products from our proprietary materials without written permission.
14. Intellectual Property
The website, product names, logos, designs, text, graphics, instructions, templates, photographs, and other materials are owned by or licensed to AZ Home Watch and Services LLC and are protected by applicable intellectual-property laws. No license is granted except the limited right to use the website and purchased product for their intended personal or authorized business purpose. “ShutSafe,” “ShutSafe Home Kit,” and associated branding may be trademarks or claimed marks of the Company.

The website may use or link to third-party services such as payment processors, form providers, analytics services, shipping carriers, social platforms, or other websites. Their services are governed by their own terms and policies. We are not responsible for third-party sites, outages, conduct, content, or data practices.
16. Disclaimer of Implied Warranties

TO THE MAXIMUM EXTENT PERMITTED BY LAW, AZ HOME WATCH AND SERVICES LLC AND ITS OWNERS, EMPLOYEES, CONTRACTORS, AND AFFILIATES WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES; LOSS OF USE, DATA, REVENUE, OR PROFITS; PROPERTY DAMAGE; PERSONAL INJURY; OR DAMAGES ARISING FROM A USER’S FAILURE TO ACCURATELY IDENTIFY, UPDATE, ACCESS, OR SAFELY OPERATE A HOME SYSTEM. OUR TOTAL LIABILITY ARISING FROM A PRODUCT OR TRANSACTION WILL NOT EXCEED THE AMOUNT YOU PAID FOR THE PRODUCT GIVING RISE TO THE CLAIM, EXCEPT WHERE APPLICABLE LAW PROHIBITS THAT LIMITATION.
18. Indemnification
To the extent permitted by law, you agree to defend, indemnify, and hold harmless AZ Home Watch and Services LLC from third-party claims, losses, and reasonable expenses arising from your unlawful misuse of the website or product, your User Content, or your violation of these Terms or another person’s rights.
19. Governing Law and Venue
These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law rules. Any court proceeding not subject to a legally required alternative process will be brought in the state or federal courts located in Maricopa County, Arizona, and each party consents to that jurisdiction and venue. Consumer-protection rights that cannot lawfully be waived remain unaffected.
20. Changes to These Terms
We may update these Terms by posting a revised version and changing the effective date. Changes apply prospectively unless applicable law requires otherwise. Your continued use after the effective date constitutes acceptance of the revised Terms.
21. Severability and Waiver
If a provision is held unenforceable, it will be modified to the minimum extent necessary or severed, and the remaining provisions will remain in effect. A failure to enforce a provision is not a waiver.
22. Entire Agreement
These Terms, together with the Privacy Policy, Refund and Return Policy, Shipping and Preorder Policy, Limited Warranty, Cookie Policy, and Product and Safety Disclaimer, form the entire agreement concerning the website and purchase, except for any separate written agreement signed by the Company.
